Abstract The concept of sustainable development, as a paradox, is much older than it is considered by the broad audience. Year after year, it was vastly acquainted, owing to the turn of the media to subjects of environmental interest during the decade of 1990, when it was set to the global epicenter, the greenhouse effect and the depletion of the ozone layer. In this master thesis, we follow to date, the scientific course of the concept of sustainable development, in a political, social, environmental and economic level, following the diverse colorings and shades that are depicted on it, under the view of the international, European, national and local circumstances. What is nowadays conceived as common sense, regarding sustainable development, rather corresponds to an older point of view on the subject, in a way that what applies to our times, is not widely known or at least it has yet to be acknowledged by experience to the majority. It is of special interest to study the various climaxes of systematization of typologies and rankings of sustainable development that evolved reflecting to the tendencies of each period of time, within the context they were created and tested. This case study, brings to the epicenter the extremity of the European land, where sometime was rescued the Minoan past of Crete. An area that nowadays lives marginalized and in isolation, despite hosting both an airport and a port. An area where there are plans for sumptuous touristic investments, despite the lack of modern roads. Where the one third of the region, is part of the NATURA 2000 network and despite the fact that Special Environmental Studies have been conducted, they have yet to be approved. Sitia is a region of Crete where the ratio between locals and visitors remains to the rates of non-intensive touristic growth. The transformation of the urban landscape is significantly interesting throughout the years, as long as the transformation of the society’s pursuits and those of the developmental lobbies, in accordance to the sphere of human development they represent. Rather interesting is also, the variance of the local administration on what it considers as innovative and pioneering pursuit for the area, throughout the decades and what interferes with that and transforms it. It is a region that in the last 50 years its physiognomy has changed time and time again, according to the flux of the European Community funding, even to its agricultural environment when it still was a village, till it became semi-urban to barely urban, an area, according to modern Greek standards. Each case has its uniqueness, though a theoretical background overflies. A background that is more clear or complicated depending on whether it involves the international or the Greek reality, giving stimulus to search for material via interviews, that are supplemented by secondary research and data collection, so as to guarantee the necessary distancing, with all of the above mentioned, being all involved together from beginning to end
